New player from Bulgaria with an investment in Saska Kępa
Bulgarian developer BLD is dynamically expanding its operations on the Polish market. In 2023, the company opened its first foreign office in Warsaw and is currently finalising preparations for two premiere developments - in Saska Kępa and Mokotów. At the same time, BLD is actively seeking further land for future projects, demonstrating the developer's long-term commitment to the Polish capital.
One of BLD’s first Warsaw projects will be Ivory, which will be built on Geneva Street in the prestigious Saska Kępa district. The location is distinguished by its intimate character, embassy surroundings, proximity to green areas and the Vistula River, and access to the best restaurants and cafes. Convenient access to Mokotów and the centre of Warsaw further emphasises the attractiveness of this location. Ivory was designed in a modernist style, perfectly matching the unique architecture of Saska Kępa, and the renowned LUMA studio is responsible for its concept.
The building will contain 30 flats, each of which will have a balcony, terrace or private garden. The developer has also provided for two levels of underground garage, storage units, garage boxes, a residents’ club and modern amenities such as courier boxes, external roller shutters and a smart home system. All of these solutions are designed to enhance the comfort of future residents.
Construction is scheduled to start in the first or second quarter of 2025, with a maximum completion in the fourth quarter of 2026. BLD’s entry into the Warsaw market is an important signal for the real estate sector, and investments such as Ivory show that the Polish capital remains an attractive destination for premium foreign developers.
